Homeowner planning
Clear advice for changes to your home
Our planning advice can be combined with in-house architectural drawings and CGI, allowing the planning case and design response to be developed together. Where a proposal affects a listed building or conservation area, we also consider the need for heritage and conservation advice. The result is a coordinated submission that is clear, proportionate and grounded in the circumstances of the property.
Why Rubix
Why homeowners choose Rubix
As chartered planning consultants working alongside an in-house design team, we concentrate on the issues that materially affect the route, scope and presentation of a residential proposal.
Planning route first
We distinguish between permitted development, prior approval and a full application before the design is fixed.
Policy and design together
We translate policy and site constraints into a practical design brief, with particular care in conservation areas, the Green Belt and other sensitive settings.
Clear evidence
Applications are supported by the drawings, planning reasoning and proportionate technical information needed to explain the proposal properly.
Frank, usable advice
We explain material risks, realistic options and likely next steps in plain terms so that you can make an informed decision.

How we help you succeed
We begin with the property, its planning history and the practical objective. Early policy analysis helps establish what can be supported, where the design may need to respond and which documents are genuinely necessary. That work reduces avoidable redesign and gives the application a clearer planning basis.
If you are considering works to your home, we can review the address and a short description of the proposal before recommending the next step.

Frequently Asked Questions
Do I need planning permission for my home project?
Some works fall under permitted development, while others require a householder application, full planning permission or prior approval. We review the property and proposal, then explain which route applies and what evidence it requires.
What is permitted development?
Permitted development rights allow specified works without a full planning application, subject to detailed limits, conditions and any local restrictions. We can assess whether the proposal falls within those rights and whether a lawful development certificate should be considered.
Can Rubix prepare drawings and visuals?
Yes. Our in-house design team can prepare the CAD drawings and CGI appropriate to the project, coordinated with the planning route and the points the submission needs to demonstrate.
