Changes of Use
The change of use of buildings or land may be achieved through by permitted development or full planning application, however the process of changes of use is a significant subject area.
Typically changes of use are:
B1(a) Office to C3 (dwelling);
C3 (dwelling) to C4 HMO;
A1, A2, A3 Use Classes;
Sui Generis to other Use Classes;
Other changes of use as permitted in the Use Class Schedule
Depending on the change of use required, your application will ordinarily require accurate scaled drawings to show your existing use class and layout, and a set of drawings to present your proposal.
Certificates of Lawful Use or Full Planning Applications usually take 8 weeks to determine once registered by the Local Planning Authority.
Change of Use applications, whether sought by permitted development or full planning, may require the LPA to assess the application against their local planning policy. In the cases of changes of use sought by permitted development or prior approval, considerations may be given towards highways, flooding and other data/information.
Advisory: the process of prior approval can be complex and may be reliant upon a programme of implementation if combined with other permitted development or planning approvals. Speak with us today to learn more.
