Listed Building Consent
If you own a property which is listed on the National Heritage List for England (NHLE), or a building which is listed locally by your Local Authority, any alteration or development within any of the curtilage will require planning and listed building consent.
The Listing of properties in England Grades:
Grade 1: The highest grade awarded to heritage assets
Grade 2*: Second highest listing for heritage assets
Grade 2: Third highest listing for heritage assets, and most common.
Your application will require accurate scaled drawings. Local Authorities may ask for drawings of higher quality and specification than standard planning applications when assessing a proposal within a Listed Heritage Asset
Planning Applications for Listed Building Consents take 8 weeks to determine by the Local Planning Authority. This type of application requires the LPA to invite the public to comment on your proposal.
Where there is significant heritage value, Rubix encourages pre-application discussions with either the LPA or neighbours where this may be helpful.
